Start with workflow, not brochure photography

Map hot, wet, and dry zones before you choose shutter colours. Mark the refrigerator door arc, dishwasher location (if any), tall unit depth, and whether the cook prefers facing a wall or a partial view into the living area.

Parallel kitchens along two walls often outperform tight L-shapes in narrow Pune plates because they preserve the sink–hob–fridge triangle without stealing passage width. Corner blind units need pull-out mechanics priced early—not added as a variation after sign-off.

Services: the silent cost centre most quotes underplay

Chimney duct routing, make-up air, RO power, instant geyser loads, and hob ignition points must appear on the signed drawing set. External ducts in monsoon need slope, access panels, and a plan for bird mesh cleaning without dismantling bulkheads.

If you are stacking oven, microwave, and warming drawers, electrical diversity and ventilation gaps belong in the MEP note—not a verbal promise. Pune societies increasingly ask for method statements; align your kitchen vendor with whoever files MC paperwork.

Lift timings, goods lifts versus passenger lifts, and basement-to-tower routes can delay module arrival. Build a delivery sequence and responsibility matrix into the contract so carcasses are not stored in humid parking for days.

Materials and hardware that survive Indian cooking

Near the hob, backsplashes should tolerate oil heat and daily wiping—quartz, sintered stone, or specified toughened glass systems beat generic tiles with porous grout if you fry often.

Inside base units, shelf loading, full-extension runners, and hinge adjustability matter more than the veneer marketing name. Ask for brand and series of hardware in the BOQ so substitutions are controlled, not swapped at installation.

Sink bowls should match how you wash vessels—single large bowl versus 1.5 bowl—and be coordinated with plumbing trap depth before the platform height is frozen.

Appliances: rough-in before a single carcass is ordered

Built-in ovens, chimney inserts, and integrated dishwashers need exact cut-outs, tolerance bands, and ventilation voids. If appliances are deferred, insist on dimensional templates signed by you or your dealer so shutters can be manufactured once.

Chimney suction and noise trade off with duct length and bends. In sealed flats, discuss make-up air paths so powerful hoods do not pull odours through the wrong gaps or strain bathroom traps.

Hob fuel type, burner spacing, and auto-ignition battery access sound trivial until the first service visit—detail them on the plan.

BOQ discipline: what “included” must spell out

A defensible bill of quantities lists each run of carcass, finish grade, internal accessories, edge banding spec, and site works like cutting, scribing, and silicone. “Premium finish” without a code is not auditable.

Granite or quartz for counters should name thickness, brand or quarry class, and edge profile. Any plinth, skirting, or gola detail should be drawn, not assumed.

Variations should name rates for common triggers—extra drawers, internal drawers instead of shelves, delayed appliance deliveries requiring revisit charges.

Warranty, AMC, and handover documentation

Ask for written warranty scope on factory carcasses, hardware, and installation workmanship. Exclusions for water damage, impact, and harsh cleaners should be explicit so expectations stay fair.

Request a handover pack: cleaning agents safe for your finishes, touch-up kits for edge chips, adjustment instructions for hinges, and a single point of contact for service tickets.

If AMC is offered, clarify visit cadence, response times, and what is considered billable material versus covered labour.
